<p>Bancile incep sa vanda din ce in ce mai greu produsele lor.</p>
<p>Preturile cresc  cam la orice (mai ales la produsele energofage).</p>
<p>Dar presiunea de crestere a afacerior de la an la an se pastreaza.</p>
<p>Companiile deabea acum vor incepe sa bage bani mai multi in online. Cand incep actionarii sa preseze pastrarea ritmului de crestere cu orice pret. Si cand nu mai reusesc sa vanda fara discernamant totul si la orice pret. Si atunci managerii, dand din colt in colt, incep sa se uite si la alte modalitati de crestere a vanzarilor. Care incep sa se domoleasca si ulterior sa stagneze/scada.</p>
<p>Trecem usor usor dintr-o piata a vanzatorilor in una a cumparatorilor. Sa mai creasca concurenta. Si sa beneficiem si noi de asta.</p>

<p>O rata de profitabilitate acceptabila cand achizitionezi un apartament cu credit (mai vechi sau nu)  este regula &#8220;100&#8243;. Adica chiria pentru respectivul imobil trebuie sa fie minim valoarea lui de achizitie impartit la 100 de luni. Asta inseamna o rata a profitului de 12% pe an.</p>
<p>Aici mai intervin urmatoarele variabile:</p>
<ul>
<li>DAE pentru creditul respectiv este probabil 9-10%. Asta inseamna ca 12%-10%= profit de 2%/an <img src='http://s.wordpress.com/wp-includes/images/smilies/icon_sad.gif' alt=':(' class='wp-smiley' /> </li>
<li>Daca ai fi avut banii respectivi cash, depusi la banca ti-ar fi adus un 8%</li>
<li>Costurile de timp alocat</li>
<li>Costurile de oportunitate pierduta. Daca iti bagi banii intr-un imobil inchiriabil, cu o crestere mica de la an la an, pierzi oportunitatea de investire in alte imobile cu rata de crestere mai mare. Deci se cheama ca pierzi, blocandu-ti banii in pietre de moara.</li>

Piata si produsele sunt destul de amorfe si diferentierea este extrem de greu de facut, in afara de argumentul suprem, cel financiar. Care dobanda este mai mica (pentru credite) sau mai mare (pentru depozite).</p>
<p>De ce sa te duci la banca x sau la banca y? Stai cu excelul in fata, iti calculezi costurile/veniturile, compari si alegi. Dar oamenii nu sunt logici in actiuni. Tocmai din acest motiv promotiile la dobanzi merg. Cat de prost poti sa fii sa iti alegi creditul doar pe dobanda pentru primul an. Fara sa te uiti ce dobanda ai urmatorii ani. Sau ce costuri de refinantare ai. Incredibil.</p>
<p>Din acest motiv apare acest paradox. BNR creste barierele creditarii, incercand sa stopeze consumul, dar creditele cresc trimestrul 1 2008 la trimestrul 1 2007. De ce? Pentru ca desi conditiile de rambursare devin din ce in ce mai crancene, oamenii inca isi ipotecheaza viitorul, muscand nada creditelor in promotie. La care se mai adauga si frenezia asta tip Caritas, in care toata lumea vrea sa cumpere terenurile si apartamentele acum, de parca se termina&#8230;</p>
<p>Dane, cred ca ai dreptate, o sa fie o surpriza neplacuta pentru multi (sper ca nu si pentru mine <img src='http://s.wordpress.com/wp-includes/images/smilies/icon_razz.gif' alt=':P' class='wp-smiley' /> )&#8230;</p>

			<content:encoded><![CDATA[<div class='snap_preview'><br /><p>Bancile care dau credite. Sau mai precis evalatorii bancilor care dau credite. Acum cine ia credit imobiliar, garanteaza in principiu cu imobilul achizitionat. La 75% din valoarea evaluata.</p>
<p>Daca in viitorul apropiat s-ar prefigura scaderea preturilor pe piata imobiliara, bancile ar fi primele interesate sa isi acopere fundul. Si sa puna garantie pe valori actuale din ce in ce mai mari, care sa acopere o scadere eventuala. Acum au marja de siguranta de 25%. Deja daca scaderea va fi mai mare de 25%, atunci ele vor avea o problema, mai ales daca onorabilii clienti nu vor mai plati ratele si vor trebui executati silit. Si in momentul in care garantia se va pune pe mai putin de 75% din valoarea actuala, atunci va fi un indiciu clar ca ceva se va intampla.</p>

			<content:encoded><![CDATA[<div class='snap_preview'><br /><p>Ca orice alta piata, imobiliarele sunt bazate pe &#8220;sentiment&#8221;. Oamenii cumpara pentru ca au sentimentul ca fac o afacere buna, ca daca mai asteapta vor pierde, si ca trebuie sa actioneze acum.</p>
<p>Piata imobiliara se compune in principiu din vanzarile de case vechi, case noi si terenuri. Eu estimez ca (ar fi interesant sa am si niste cifre apropo de asta):</p>
<ul>
<li>vanzari case vechi: peste 90% din tranzactii se fac pentru utilizare personala, nu pentru investitie</li>
<li>vanzari apartamente noi: 50% investitie, pentru revanzare ulterioara, 50% pentru utilizare personala</li>
<li>vanzari terenuri: 90% sunt luate pentru investitie, 10% pentru utilizare personala</li>
</ul>
<p>Eu estimez ca daca &#8220;sentimentul pietei&#8221; va deveni pesimist (mai vin cativa <a href="http://www.zf.ro/articol_165524/patriciu__piata_imobiliara_cade_in_fiecare_zi.html">Patriciu </a>care dau estimari de scadere), scaderea preturilor va fi diferentiata si in functie de procentul de investitii/utilizare personala. Cele luate pentru utilizare personala, in conditiile scaderii (deja pentru apartamente vechi din anumite zone au scazut preturile cu 10k din ianuarie pana acum) e posibil sa scada mai putin.</p>
<p>Cei care au luat imobile pentru investitii, in momentul in care simt ca s-a atins maximul, vor incepe sa isi marcheze castigurile rapid, vanzand rapid si vanzand putin sub pretul pietei. Si atunci preturile se vor duce rapid in jos. Chiar mai jos decat chiar ar merita. Evident, pe termen lung (cat de lung?), preturile vor incepe sa creasca. Si probabil ca va trece 3-5 ani ca preturile sa ajunga din nou la nivelul actual.</p>
<p>Un alt aspect este localizarea imobilului. Daca va fi din zone centrale, probabil ca nu vor scadea, dimpotriva. Daca va fi luat in zone emergente, in care exista speranta ca o sa fie utilitati, cred ca multi cumparatori actuali isi vor regreta decizia&#8230;</p>
<p>Daca piata este in scadere, va fi foarte rapida evolutia. Daca investitorii &#8220;simt&#8221; ca piata e in scadere, nu vor mai cumpara. Daca utilizatorii vor simti, nici ei nu vor cumpara (mai bine economisesc cateva mii de eur si stau cu chirie pana ajunge piata la minim).</p>

			<content:encoded><![CDATA[<div class='snap_preview'><br /><p>Tocmai am citit ca <a href="http://www.bloombiz.ro/article--Finante-Banci_si_Leasing-Avansul_creditelor_in_valuta_ar_putea_face_bancile_din_Romania_sa_recurga_la_securitizare--1422657.html">in 2007 volumul creditelor a fost de 41 miliarde eur!!!!!</a> 41 miliarde. 41 de miliarde!!! 41!</p>
<p>Asta inseamna ca piata a fost invadata de 41 miliarde de eur. Taranii si speculatorii de teren, dar si vanzarile de electrocasnice s-au vazut cu foarte multi bani in buzunare. Vazandu-se cu bani, dupa ce toata viata lor nu au baut decat frutti fresh si au mancat salam cu paine, acum isi pun probleme existentiale, daca sa isi cumpere porsche cayenne, audi q7 sau bmw.  Normal ca s-a dat de gard deficitul de cont curent. Oamenii iesiti din foame trebuia sa cheltuiasca pe ceva banii.</p>
<p>E prima data cand creditele cresc cu 55% (2007 v 2006) si economiile in banci cresc cu 40%. Cu restul isi iau bmw-uri, haine de firma sau alte prostii. Din import.</p>
<p>Si senzatia ca totul merge bine este sustinuta de acest influx de bani. Nu de economie si productivitatea muncii.</p>

<p>Sa zicem ca peste noapte toti proprietarii de teren din Z hotarasc sa creasca pretul la teren de 100 de ori. Toti.</p>
<p>Sa presupunem ca cumparatorii normali, vazand cresterea, incep sa faca credite la banca, ca sa investeasca (pe trend crescator) sa faca un ban.</p>
<p>Sa presupunem ca daca inainte erau 100 de tranzactii pe zi. Dupa ce au crescut preturile sunt 5. Dar se raspandeste vorba: &#8220;e unul care a vandut cu atat. wow. ce eu sunt mai prost? Pun si eu pretul mai mare&#8221;</p>
<p>Sa presupunem ca sunt si cativa investitori din afara, care valideaza pretul crescut la 100x, cumparand cateva proprietati (sperand sa creasca la 200x).</p>
<p><b>Intrebarea este: a crescut pretul tarii zimbabwe de 100x? </b>Doar ca toti s-au decis sa creasca preturile? Si ca au fost unii care au validat oferta? Se pare ca da.</p>
<p>Dar ce te faci cand cei care au investit, vand tot si ies de pe piata? Si nu mai are cine sa iti valideze preturile mari (alti investitori ioc, cei locali sunt imprumutati la maxim). Nu cumva vazatorii zic: mai bine sa castig 99x, dar vand acum. Dar nu se vinde&#8230; Si apar cei care dau cu 98x, 97x, etc. Orice profit e un bun profit&#8230;  Si incep sa se panicheze.</p>
<p>Sa presupunem ca in loc de Z vorbim de Romania. Cum ar fi imobiliare aici? A crescut pretul tarii noastre de 100x de acum 10 ani pana acum? Da. O sa se reaseze preturile la imobiliare? Eu inclin sa cred ca da: diferentiat pe orase, zona zero v periferie. Unele o sa scada mai mult, altele poate o sa creasca&#8230; Cine stie&#8230; Sunt asa de multe variabile care intervin in aceasta ecuatie&#8230;</p>
